Me again! Sorry for all these emails the last couple days. I’ve been playing whack-a-mole. Hopefully this will be the last for a little while.
I’m receiving complaints about vehicles blocking sidewalks, causing people to have to go out into the street to get around them. I witnessed a little girl riding her bike yesterday accidentally run into one. So, just a reminder that it is illegal to park a vehicle over a sidewalk. Violator’s can be ticketed and towed at the owner’s expense by the city.
If a vehicle is inoperable and tags are expired, it cannot be parked on the street or in front yards. Nor can they be parked in side yards for more than 24 hours. Violator’s can be ticketed and towed at the owner’s expense by the city.
Our covenants state, “No trailer, boat, RV, camper, semi-truck, box or moving truck, or any other obstruction may be parked or placed on the street for more than forty-eight (48) hours without prior permission from the Board of Directors of the Association.” We are seeing a lot more vehicles with trailers parked on our streets. Please make arrangements to park them elsewhere.
if you have a vehicle parked over the sidewalk or in violation elsewhere, please remove them by Monday, July 8, 2024 or contact the HOA if you need more time. If they’re not, I will have to report these violations to the city.
On another note, please continue to maintain your property and the aesthetics. If you need assistance with doing so, please contact me. The company that maintains our easements and entrances has availability to help. They’re very reasonable.
I truly appreciate your understanding that the state of our properties not only affects our own, and our neighbors, it affects the entire neighborhood. Our neighborhood turned 40 this year. So far it is aging gracefully. Let’s keep that going.

Did you know mature healthy trees in our yards are worth money? Not only do they increase our property values by 10 to 20% and reduce the amount of time our homes are on the market, they can also be worth cash.
Since a lot of trees in our neighborhood are now at or past full maturity, contacting a tree appraiser is a good idea before you pay to have trees removed.

Hello neighbors!
I’ve received complaints about neighbors putting their trash in other neighbors trash bins and recycling bins. Please don’t do that without their permission. If you need to dispose of extra trash, simply knock on your neighbor’s door and ask.
I also want to clarify heavy trash pickup. Heavy trash used to be picked up the last week of the month. Now it is once a month on any trash day but limited to only two items. Here is more information from the city:
Heavy trash is limited to two items once a month on your designated heavy trash day. Setting out more than two items may result in your residence NOT BEING SERVICED for heavy trash pickup. Don’t know your heavy trash day, no problem. Find it here: Heavy Trash Day
Setting Out Heavy Trash:
• Have your two items set out by 7am in your trash pickup area
• Do NOT bag or box your heavy trash items
• Keep heavy trash items at least 3-5 feet away from your trash cart so that carts can be serviced
• Do NOT lean heavy trash against other objects or structures. Items leaning against your trash cart or other objects/structures MAY NOT BE SERVICED
Heavy trash is for heavy trash items only. Leaves set out outside of leaf season or extra trash bags MAY NOT BE SERVICED
Acceptable Heavy Trash Items Include (but are not limited to):
• Household furniture like a couch, desk, dresser, table, & chairs
• Mattresses (set out flat) (depending on your vendor, these may need to be wrapped)
• Box springs (set out flat) (depending on your vendor, these may need to be wrapped)
• Appliances without freon
To schedule pickup for an item containing freon (i.e. refrigerator, freezer, A/C unit, dehumidifier, water cooler) please contact the Mayor’s Action Center or by navigating out of Knowledge articles and selecting the request tab in Request Indy.
• Disassembled bicycles and swing sets
• Automobile tires mounted on their rims/wheels
• Toilets
• Lawnmowers (gas & oil must be drained)
• Yard waste (bundled limbs 3 ft in diameter & 3 ft long count as one heavy trash item)

Howdy Neighbors!
I found the official plat map of both sections of our neighborhood from the Recorder’s office. The documents show our property lines and if we have easements. This is nice to have if you plan on Placing a shed or needing a property survey for a fence.
If you do not have this with your mortgage or property information, you should put a printed copy of your section with them.

Hello neighbors!
It’s time to gather up all the stuff we no longer want or need and make a little money. We will be holding our annual neighborhood wide garage sale Saturday, June 22nd from 8:00 a.m. to 1:00 a.m.
The HOA will be advertising on Craigslist, Facebook Marketplace, garagesale.com, yardsale.com and nextdoor.
We create a map showing the locations of the garage sales In our neighborhood so If you plan on participating please let us know. We also like to know what type of stuff you want to sell to include in the advertises. If you have any antiques or other unique items, that really helps draw people to the neighborhood.
Also, please let us know if you would be willing to host Items from Neighbors that only have a couple things they would like to sell. If you only have a couple items you want to sell let us know what they are and we’ll help you find a neighbor to sell the stuff.

Hello Neighbors!
The $14,000 check is in the mail for street repairs at the corners of Andiron Dr & Fireside Drive, Homeside Drive & Hardwood Dr. and Hardwood Dr & Masters Rd.
This work most likely will begin after they finish the new culvert for the creek. That should be within the next week or two. The work should only take a day. Once I find out a definite date, I will let you know.
We will continue to work to get the rest of our roads repaired. Especially Fireside Drive and Fireside Court.

Hello neighbors!
If you don’t already know, the cluster mailbox at 9171 Fireside Drive is taking a nap on the ground. The post office has been contacted and they’re waiting for a new cluster box and stand to arrive. They couldn’t give me a definite timeline as to when it would be ready. So for the meantime, the box is still usable but hopefully your hamstrings are nice and stretched.
I need a favor, can everybody please take a look at their own cluster mailboxes. Especially look for rust around the base. That seems to be the most vulnerable part of the mailbox.
If you do find any issues with them, please email me a picture and the address of the box. I want to go ahead and make the post office aware of these issues so they can be addressed before the mailbox fails.

Hello neighbors!
The annual dues will be increased to $100.
Just like you, our costs are going up. 2023 Fiscal year ended with a $2 deficit. Leaving Our checking with $2,069 and $16,941 in savings. $14,000 of our savings is for street repairs this year through the Indianapolis neighborhood infrastructure partnership (INIP).
Last September, Neighbors at our annual neighborhood meeting voted to raise the dues to $100. However, this will not be all at once. Article VI section 6.03 of the bylaws only allow us to raise it up to 10% per year.
Here is the increase schedule:
2024: $66
2025: $72
2026: $79
2027: $86
2028: $94
2029: $100
A vote was made to amend the bylaws to allow us to increase it faster but it failed. That’s okay. Raising it to $66 will help us keep within our budget but things are going to be tight for a few years. Especially if we get heavy snow more than once within the next few years.
Last year we sent out dues invoices by email and asked neighbors if they wanted to pay early so we could save money on mailing. This worked out great. It cut our cost 46%. So we are doing this again.
We will be emailing out the 2024-25 dues invoices within this week. There will be a secure link to WaveApp to pay by credit card. If you plan to pay early, please do so by May 15th. This will give us time to refine the mailing list.
We had an 86% payment rate last year. That was fantastic. Thank you to those that paid.
We still have around 17 Neighbors that owe back dues of $5800. We would like to add much needed street lights and paying that back dues will make it quicker. If you owe we can easily work out a payment plan.
