Agenda Items and discussions:
I. Street update
II. HOA Board of Directors Nominations. 
Every two years we are to nominate 5-9 members of the board. These members can be property owners and renters that are up-to-date with their dues. Their main duties are to approve contracts for snow removal, landscaping and maintenance of our easements along Masters Rd and 91st Street. They also help with other issues that they feel should be addressed. They meet 3 times a year or more if needed. Executive Officers will come from the Board of Directors and elected at their 1st meeting. Learn more at our website, hearthstonehoa.com/bylaws Please let us know if you’re interested. It’s a great way to be part of the community.
We also need people to be members of the Beautification, Welcoming, Social and Garage Sale Committees. You don’t have to be a member of the Board. So if you like to garden, meet new people, arrange social events and/or garage sales, please let us know.

PROPOSED ADDITIONS TO BY-LAWS

A. Rental/Leased Properties. 
    1. Properties solely for rent/lease are limited to 10% (13/130).
Owner-Occupiers can temporarily rent/lease properties if property is to be vacant for more than
three (3) months due to military deployments, long-term travel for business, family obligations
and long-term medical recovery. Written notice must be submitted to the Board of Directors prior
to renting/leasing the property. The notice shall include the name, address, phone number,
email of the property owner and name, address, phone number, email of the entity that will
manage the property during this time and the starting and projected end date. Short-term rentals
are prohibited.

Note: Currently, there are 14 rental/leased properties. We have one over this
limit. All will be grandfathered in. However, while over the 10% limit, current
Owners of rental/leased properties that want to sell or transfer ownership, must
sell to owner-occupiers until under the limit.

PROPOSED CHANGES TO CURRENT ITEMS IN BY-LAWS

10. Animals.
    1. No animals, livestock, or poultry of any kind shall be raised, bred or kept on
any lot, except that of Hobby Hens , dogs, cats or other household pets may be kept, provided
that they are not kept, bred, or maintained for any commercial purposes. All pets must be kept
on a leash unless they are on a Lot or within a private property line. No more than (4-11?)
Hobby Hens can be kept on the property. They must be fenced in the backyards and have
a secure structure that protects them from weather and predators.

17. Fences: All fences shall be approved in writing by Sheetz-Singleton, Inc., or their
successors or assigns before any construction. New fences must be constructed with wood,
vinyl panel and black coated chain link. Chain link cannot exceed 42 inches. Wood and
Vinyl Panel, 72 inches. Fences shall not be constructed beyond the front facade of the
home.

Note: These changes only affect construction of new and replacement fencing.
